Okay ... So you’re here and you’re wondering ... Why?
If you are anything like we were making a move here in 1999, you’re thinking ... I just wanna look at houses and I don’t really want some Realtor bothering me!! We’ve been there ... we get it!!! Remember your mother telling you that some things are for your own good? That’s where we come in ... read on ...

Are you looking for a house, but not sure if you really need a Realtor?
Maybe you do ... maybe you don’t! First off ~ let’s talk money ~ 99.99% of the time our fees are paid by the seller even in the case of a For Sale By Owner (we work with them all the time). That other .01% when it just isn’t in your benefit to have us around, we let you make the choice, but will gladly let you go if you don’t want to pay our fees at closing. So the real question is: why not?

If you already have an agent ... feel free to look around and use our site as a resource!! Be sure to make note of the MLS numbers in your search and pass them along to your agent!

If you are asking yourself what’s the benefit ... how hard could it be ... you find a house, call the agent on the sign or website, negotiate a price and sign a contract ... piece of cake!! Honestly, we’re so glad it isn’t that easy or we wouldn’t have a job!!!! The short answer is to just imagine something you’re good at ... everyone is good at something ... you’ve been doing it for many years ... would you consider yourself a good resource? Of course!!

Here is a great recent example: We walked in to a new homes site to write a contract with some of our best clients (3rd purchase with us). We looked at all the options, lot choices, etc and asked the site agent a simple question: How negotiable has the builder been with pricing? Response: We haven’t had to negotiate with any of the sales yet!!!! WHAT?!?!?! Long story short, we submitted an “offer” to the builder for 10,000 less with a bunch of other reasonable incentives. Done deal!!!! Now that’s ten grand and some incentives that I’d love to have as a buyer!!! Just like that ... we make friends and lifelong clients!!!

Now ... you might be thinking ... that’s easy, I could do that!! Here is where experience comes in handy: We knew the agent for many many years. Sold several of the builder’s homes in the past. Knew the area, other homes, resales, etc. What does all of this matter? Simple: The agent knew us and the builder knew us and they both knew that we always bring great clients and great families into their communities ... PRICELESS VALUE!!! WIN WIN all the way around!!

Are you looking for a house, but not really a Realtor?
Maybe you’ve had a bad experience ... who knows ... we don’t hold it against you! If you don’t trust anyone ... don’t want anything to do with Realtors, etc then it is probably best to stick it out on your own and make the best of it. You’ll undoubtedly be satisfied that you at least made your purchase on your own. We make a habit of making friends with most of our clients, so people in this category don’t usually make it into our group of clients. No hard feelings!
